Thanks for visiting our website. My name is Victor Olechno and Mission Lakes Real Estate sells houses. I have been a full service Flat Fee Real Estate Agent/Owner since 1996 opening my first office in San Clemente, California which grew to 5 offices in Orange County. When I meet with people there are a number of questions that I hear over and over. Let me address them here:

How much do you charge to list a house? We have a “flat fee commission structure” instead of a “6% of sale” structure. When selling a home, there is a Listing Agent and a Buyer’s Agent (known as the selling agent in real estate terms). When I list a home, my commission is a flat fee of $3995. you know the cost up front regardless of the selling price and only pay when your home sells.

MLS, We encourage the Seller to list in the local MLS and offer a percentage based commission (typically 2-3%) to the Buyer’s Agent (MLS Agent). If We represent both sides of the transaction, we charge a flat fee on each side of $3995. 

What does your service include? We offer full service that includes but not limited to: consultation, home suggestions, photography, yard sign, flyers, open houses, Broker tours, referrals to vendors for home corrections/improvements, MLS exposure, complete Internet exposure, www.deserthomes.ca for Canadian Buyers and Sellers, contract negotiation, title and escrow follow through until closed and after close follow up.

How do you charge so much less? Experience and Technology. It may sound cliche, but I have sold million dollar houses. I approach every house the same way. I know the photo shots I want, we “stage/set” the room and take the shot. We put a sign and lox box on the property while meeting with you that day (some seller’s prefer By Appointment Only which I always accommodate). I correct all photos for lighting, alignment and upload them into the MLS. Once they are in the MLS, they propogate – within 72 hours. It is on all of the major websites (Zillow, Trulia, Realtor.com etc). Additionally, I am a Zillow Agent. I schedule your home on the next local broker’s tour. Once you get an offer, I meet with the seller’s Agent to get your home to escrow than closing. 

We negotiate the offer, provide disclosures for seller to fill out, work on the buyer’s request for repairs and close escrow.
